Identity

Government-Issued Photo ID

Driver's license, passport, or provincial ID. Required by most landlords to verify identity.

Income & Employment

Recent Pay Stubs

Last 2–3 pay stubs showing consistent income. Landlords typically want gross monthly earnings of at least 2.5–3x the rent.

Employment Letter

A letter from your employer on company letterhead confirming your position, start date, and salary.

Notice of Assessment (NOA)

Your most recent CRA tax assessment. Especially important for self-employed applicants.

Credit

Credit Report

A full credit report from Equifax or TransUnion. Free reports are available at equifax.ca or transunion.ca.

Rental History

Reference Letter from Previous Landlord

A letter confirming you paid on time, respected the property, and were a good tenant.

Personal or Professional References

1–2 contacts who can speak to your character — a manager, colleague, or long-term acquaintance.
